40% of small businesses never reopen after a disaster. Much of this is due to the lack of preparedness for the building a business occupies. Buildings are usually rented and used for years at a time before being handed off to another business. In many situations, you may not know precisely what you are being handed. Mold may be one of the problems you inherit, but also is a problem that can be avoided. Here are some ways to identify and remove any potential future mold problems.

Ceiling bulge

A very telling sign of water damage is discoloration or a bulge in the ceiling. Attics and roofs may be allowing water to seep into your home and onto your ceiling. When that water sits, mold is very likely to grow. If your building has had a bulge, it would be a great idea to check for mold, and also to discover the source of the leak to prevent future damage!

Odor

Mold has a very distinct musty, and damp smell. Some would compare it to the smell of opening an old book. This is one of the most recognizable signs of mold. Often mold can be hiding behind a wall, or out of site where water may have leaked. Even though mold has a bad habit of hiding from plain sight, the smell of mold is something that will always be distinguishable.

Past flooding

Before renting, or acquiring a building space, it may be a good idea to ask if the building has ever had a flood. While floods can be a one time, out of the blue experience, some buildings flood from recurring repairable issues. Again, where there is water damage, mold has a high potential to follow. Some fixes may be as easy as landscaping, while others like plumbing may require more work. Either case, it is best to fix the problem now before mold sets in and causes more financial and health effects.
